Brooklyn, NY Lee & Associates NYC LLC (Lee NYC) has been awarded the exclusive agency for a 10,000 s/f retail space in a development under construction at 781 Metropolitan Ave., on the corner of Humboldt St. in Williamsburg. Spearheading the leasing are Lee NYC’s Brad Schwarz, senior managing director/principal; Garry Steinberg, managing director/principal;Jaime Schultz, director; and Matt Burlant, retail asssociate. “This is a rare opportunity for a large footprint in this part of Williamsburg because the majority of the stores range from 400 to 1,500 s/f,” said Schultz. “In addition to being a great location, the building’s 81 apartments could easily translate into an instant customer base.” The development at 781 Metropolitan Ave. is being built by one of the city’s most prolific developers, Adam America Real Estate, and designed by Isaac & Stern Architects. The ground level retail space is close to the Graham Avenue subway stop on the L train and will feature over 100 feet of frontage along bustling Metropolitan Avenue and Humboldt St. Among the surrounding retail businesses are Brooklyn Canvas & Linens, Artists Crafts Store, Sunset Gift Shop, Brooklyn Seoul and The Bagel Store. Schwarz said, “The immediate area is a well-established family neighborhood with several new developments. The current retail is focused on local businesses, so the timing is perfect for national and regional brands, as well as local retailers, to enter a robust market that is quickly transitioning.” Anticipated date of completion for the project is anticipated for December 2016.

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
