Schwarz of Lee NYC arranges 1,567 s/f lease at Extell's One Riverside Park

Manhattan, NY Brad Schwarz, senior managing director/principal of Lee & Associates NYC LLC (Lee NYC), and Asher Shepansky, VP, asset/property management, Extell Development, a developer in Lincoln Sq., have arranged a 10-year lease for Zahra Dental at 50 Riverside Blvd. Located at the base of Extell’s condominium development, One Riverside Park, the 1,567 s/f corner unit is in one of the fastest growing neighborhoods in the city.

“Zahra Dental will be a welcome addition to Riverside Blvd., which is rapidly evolving into an important Upper West Side neighborhood,” said Schwarz, who is considered a leading retail expert in Lincoln Sq. “People always appreciate conveniently close-to-home healthcare and dental care. As the residential density continues to grow here, the demand for services and amenities has never been greater.”

Other leases that Schwarz has recently completed in the area include Landmark Theatres, Ousia Restaurant, SoulCycle and AKC Pet Spa. In addition, Hudson Market and Cipriani Food Hall have each announced plans to open in Lincoln Square.

The Riverside South development project, which spans from West 59th St. to West 72nd St., is nearly completed. The latest three developments have added more than 1,000 residential units to the previous 5,000-plus residences in the Lincoln Sq.-based neighborhood. In addition, the immediate area boasts 100,000 s/f of retail and services, a new K-8 public school and 3.2 acres of open space. Riverside Blvd. is bordered by verdant Riverside Park and the Hudson River.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
