SCG Retail completes 2,305 s/f lease for Kathy Kuo Home

Manhattan, NY SCG Retail, a division of The Shopping Center Group, has completed the signing of a 2,305 s/f lease at 1961-1963 Seventh Ave. at 118th St. (aka Adam Clayton Powell) for Kathy Kuo Home. Area rents are between $70 and $100 per s/f.

Kathy Kuo is a furniture, home décor and lighting store catering to both consumers and the trade.

“This is a fantastic tenant and use for the building as it adds a strong and creative business to the rapidly expanding retail presence in the neighborhood,” said Seth Kessler, the SCG broker who represented the landlord. “Buildings are renovating. New residents are moving in. Higher end retail has opened in numerous locations.”

1961-1963 Seventh Ave. is owned by local investors in a building which was recently converted to condos.  Other area tenants in the neighborhood are The Cecil Dinner Club, Minton’s Jazz Club, Make My Cake and Sexy Taco. TJCC Harlem is another new tenant in the area, opening a new 6,000 s/f community center a block away on 118th next month.

A popular residential neighborhood with both professionals and students, the building is conveniently located between the 2/3 and C/B subway lines. “There are three more 950 sq. ft. stores that can be combined for up to 2,850 s/f with sixty feet of frontage along Seventh,” said Kessler.

Also representing the landlord from SCG Retail was Ian Rice. Kathy Kuo Home was represented by Jake Velazquez of Compass Realty.

Kathy Kuo will take possession of the space sometime in late winter.
