Sage Realty unveils $53 million repositioning of 767 Third Ave.; upgrades to be designed by FXCollaborative and Fogarty Finger

 

 

Manhattan, NY Sage Realty (Sage), the leasing and management division of the William Kaufman Org. (WKO), unveils the $53 million transformation coming to the Grand Central Business District at 767 Third Ave., one of their class-A office towers. Offering a retreat for its current and future tenants, the building will feature a suite of best-in-class amenities and improvements that have been designed to support the evolving workplace environment. Sage has commissioned FXCollaborative and Fogarty Finger to design and reimagine the lobby, Oasis amenity program, and the property as a whole, ultimately enhancing tenants’ productivity, culture, community, and overall wellness.

“The exciting repositioning of 767 Third has transformed the building intro a retreat for our current and future tenants catering to their every need in the workplace and offering comforts that will give them a reason to want to return to the office,” said Jonathan Iger, CEO of Sage. “It is imperative that we offer a dynamic and inspiring work environment that will best support the evolving needs of workers. These improvements make 767 Third one of New York City’s most innovative office buildings.”

The transformation begins upon entering 767 Third with an elevated lobby experience. The original FXCollaborative team who designed the building in 1983 (formerly Fox and Fowle) have been brought back to revive the original lobby and transform it into a retreat. The new design will feature floor-to-ceiling frameless glass that creates a continuous flow, sculptural elements, and new turnstiles and elevator cabs.

The space will achieve elegance and refinement through its mix of light oak woods, desert-colored metals, and terrazzo floor tiling. The lobby’s crafted scent has notes of white tea, citrus, thyme, jasmine, and amber. Sage Sound, the thoughtfully curated playlist, will be consistently updated by seasons and holidays, creating a welcoming and motivating atmosphere. The renovated lobby is slated for completion in Q1 of 2023.

In addition to the new entry and lobby, Sage introduces Oasis, 767 Third’s reimagined amenity program, which is slated to be completed by Q4 2022. This space will create a “home away from home” for officegoers and host the dynamic and curated spaces needed for productivity and wellness through every touchpoint.

The Oasis at 767 Third Avenue will include:

  • Cafe Bar: The Cafe Bar will host a breakfast program, a café menu and evening bites and cocktails.
  • Lounge: Attached to the Cafe Bar, the Lounge provides seating to dine, work and socialize.
  • Library: Expansive and filled with light, the Library offers a relaxing space for individual productivity and small group collaboration.
  • Salon Meeting Room: Overlooking the Terrace Garden, the Salon Meeting Room features flexible space that can be transformed into various formats to support town hall meetings, conferences, training sessions, and more.
  • Board Room: The fully appointed Board Room includes AV, conferencing technology, and a coffee/tea bar.
  • Terrace Garden: The wraparound Terrace Garden designed by MPFP features lush vegetation and various planters and florals with inset-LED lighting design, further enhancing the garden’s atmosphere. Various seating arrangements are available for working, dining, and socializing.
  • Catering Kitchen: The back-of-house kitchen can accommodate private dining experiences.
  • Plaza Sculpture Garden: The landscaped and revamped Plaza features additional outdoor space and seating, with a view of the world’s largest chess board, which has been in use since 1982. It also features additional planting and sculptures, with expanded room for F&B and art activations.

The Oasis amenity program provides flexibility in the day-to-day, and allows employees to work as efficiently and resourcefully as possible. All tenants of Sage properties will have access to the amenities, services and programming offered throughout the Sage portfolio.

767 Third Ave. is a 40-story tower with a total of 320,000 rentable s/f, and boasts many one-of-a-kind elements and public amenities, including the Plaza Sculpture Garden and the world’s largest chess board. The building is surrounded by an incredible array of shops, restaurants, and world-class hotels. Access is offered by the proximity of FDR Drive, Grand Central Terminal as well as stops on several of the city’s major subway lines.
