Sabre Real Estate brings massage envy studio to Lake Grove

Sabre Real Estate Group LLC has arranged a lease for a Massage Envy studio in Long Island. The lease with landlord Condan Enterprises LLC, arranged by Sabre managing principal Jayson Siano and director Greg Batista, is for 4,000 s/f at the Smith Grove Shopping Center, 133 Alexander Ave., adjacent to Smithaven Mall. The studio is expected to open by May. Siano is the real estate representative in the New York metropolitan area for Massage Envy, a franchised chain based in Scottsdale, Ariz., which currently has nine studios in Nassau County and western Suffolk County. By locating in the 86,435 s/f Smith Grove Shopping Center, Massage Envy joins such tenants as Citibank, Umberto's Pizza, Cards & Things, Destination Maternity, Smithaven Dry Cleaners, Zan's Kosher Deli and Panera Bread. It replaces a gift shop known as Violets Blue.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
