Wappingers Falls, NY Marcus & Millichap completed the sale of a 12,995 s/f Walgreens pharmacy. The $10.127 million sales price equates to $779 per s/f.

“Safety of yield and hands-off management continue to make net-leased drugstores a popular investment choice for buyers,” said Preet Sabharwal of Marcus & Millichap’s Manhattan office. “Sellers rely on our ability to reach buyer pools locally, regionally and nationally, which is unmatched in the industry.”

Sabharwal, with Zachary Weiss and Richard Dorfman, both also in the firm’s Manhattan office, represented the seller, a S. California-based owner. The buyer is based in New York.

The build-to-suit property is located in the Patriots Park Retail Center at the intersection of Rte. 9, Albany Post Rd., and Main St.
