Royal Properties secures seven transactions totaling 17,756 s/f; includes 5,000 s/f lease by Meshil and Kintzer of Royal

Royal Properties, Inc. has brokered the following leases totaling 17,756 s/f: Yes Beauty Supply signed a ten-year lease with two five year options in Campbell Plaza on Dolson Ave. This 1,850 s/f location is in the Campbell Plaza with such retailers as ShopRite Supermarket, Fashion Bug, Edible Arrangements, Radio Shack, Just-A-Buck, Subway, and H&R Block. Scott Meshil of Royal Properties represented both the tenant and the landlord, Kale Realty, Inc. Royal Properties exclusively represents Campbell Plaza. Emiliani Enterprises also signed a five-year lease with a five year option for 2,718 s/f in the Wallkill Town Center at the intersection of Dunning Rd. and Schutt Rd. Meshil of Royal Properties represented both the tenant and the landlord, Goddard Development Partners. Time Nails signed a five-year lease with a five-year option for 1,400 s/f at Colonial Sq., at 327 Rte. 59, Airmont, N.Y. Meshil and Jeff Kintzer, principal of Royal Properties represented both the tenant and the landlord. Royal Properties is marketing Colonial Square, a newly built 35,650 s/f center "With a population near 100,000 within 3 miles and a traffic count over 19,000 vehicles, this center offers retailers a great opportunity within the marketplace," said Meshil. Dollar Discount City signed a three-year lease with a five-year option for 3,800 s/f at Hopewell Plaza, located at the intersection of Rte. 376 & Rte. 82 in Hopewell Junction, N.Y. Meshil represented both the tenant and the landlord, Hopewell Associates, LLC. Royal Properties exclusively represents Hopewell Plaza. Hopewell Plaza recently underwent a complete renovation. AT&T signed a ten-year lease with two five-year options for a 5,000 s/f free standing building at Newburgh Towne Center, Rte. 300 in Newburgh, N.Y. Meshil and Kintzer represented the landlord, Cobell LLC. "AT&T was attracted to this location due to the enormous visibility on Rte. 300 as well as the shopping center co-tenants. We are pleased to bring a great corporate tenant to this center" said Kintzer. Tim's Wings & Things signed signed a ten-year lease with two five-year options for 1,713 s/f and Vincent's Unisex Hair Salon also signed a five-year lease with one five-year option for 1,275 s/f in the Newburgh Towne Center. Meshil and Kintzer represented both tenants and the landlord, Cobell LLC. Royal Properties exclusively represents Newburgh Towne Center. What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
