New York, NY Eastern Consolidated has been selected as the exclusive broker to market a mixed-use loft building at 12 West 19th St. in the Flatiron District, steps from Fifth Ave. Ronda Rogovin, senior director and principal of Eastern Consolidated, and Noah Buchwald, associate director, are serving as the exclusive brokers marketing the property. Wade Hazelton is the financial analyst for the deal. The property, which has been in the same family since 1976, includes a four-story, 5,050 s/f walk-up with two retail units, and three renovated, free market loft-style apartments. It also offers approximately 17,950 square feet of unused air rights. “This property presents an excellent opportunity for an investor or owner-user to capitalize on the heavy pedestrian traffic and growing demand for retail in the Flatiron District,” Rogovin said. “Retail rents in the area are averaging $253 per s/f, while apartments are renting for an average of $74 per s/f.” One retail unit is three steps below grade and will be delivered vacant. The second floor retail unit features ceilings over 12 feet high and a storefront with large floor to ceiling windows. The property also includes a 25 ft. x 38 ft. rear garden, which would be ideal for the development of a multi-level restaurant with patio seating, or a combined showroom and office space, or a flagship location for a national retailer. The area between West 15th St, through West 22nd St. between Fifth and Sixth Aves. is brimming with high end residential condos, national and boutique retailers, renowned restaurants, and corporate offices. Located between Union Square and Madison Square Park, these major side-streets experience some of the heaviest non-Avenue foot traffic in the Flatiron neighborhood. The unique combination of many residential, retail and office uses all located on a single street ensure that West 19th St. is teeming with pedestrians days, evenings and weekends.
