Resolution Real Estate Partners arranges five leases in Midtown West

Manhattan, NY Moving five more businesses into Midtown West, Evan Lieberman, senior director/leasing, Resolution Real Estate Partners LLC, a member of NAI Global, and Michael Dylan of Inceptum, Inc. have completed leases for four fashion industry brands and a talent advisory firm, comprising:

• Karen Chinchilla, LLC, a tailor and seamstress of bespoke clothing, signed a three-year lease for a 700 s/f showroom and workspace at 248 West 35th St. and will be relocating in first quarter 2023. The landlord, BKC Commons LLC, was represented in-house by Albert Srour. Asking rent was $38 per s/f.

• Le Styles Inc., a wholesaler and manufacturer of women’s regular and plus-size clothing, signed a five-year lease for a 830 s/f office and showroom at 209 West 38th St. in first quarter 2023. The landlord, GFP Real Estate, LLC, was represented in-house by Matt Mandell. Asking rent was $38 per s/f.

• Bara Thiam Style LLC, a designer and manufacturer of women’s clothing, signed a three-year lease for a 967 s/f office and showroom at 209 West 38th St. and will be relocating in first quarter 2023. The landlord, GFP Real Estate, LLC, was represented in-house by Matt Mandell. Asking rent was $38 per s/f.

• Sentimental, Inc., a manufacturer of women’s dresses and separates, signed a five-year lease for a 1,764 s/f office and showroom at 215 West 40th St. and will be relocating in first quarter 2023. Representing the landlord Heskel’s Capital, LLC was Ian Weiss of ABS Partners Real Estate, LLC. Asking rent was $39 per s/f.

• C2R Ventures LLC signed a five-year lease for a 1,700 s/f office at 39 West 37th St. and relocated from 68 3rd St., Brooklyn, in September 2022. The landlord, Walter & Samuels, Inc., was represented in-house by Justin Gentile. Asking rent was $42 per s/f.

“The last quarter was extremely active for us and more tenants came to us because they either wanted to stay in the Midtown West area or were interested in moving there because of the exceptional access to transportation and great rent rates,” said Lieberman. “In addition to these more recent deals, we brought seven other tenants to the area between the third and fourth quarters of 2022, culminating in a total of 12 new leases signed, sealed and delivered to this district by our team within the past three months.”
