Racanelli serves as construction manager on 225,000 s/f mixed-use project; Project team includes ADG Architecture and Stratford Engineering

Queens, NY The Racanelli Construction Company, Inc. is serving as the construction manager on a 225,000 s/f, eight-story mixed-use building located at 178-02 Hillside Ave. in Jamaica. The building is adjacent to an MTA Subway Station which required special construction methods, monitoring and inspections.

Racanelli Construction is building the project on behalf of owners, Greenley Hillside LLC and 179 Hillside Commons LLC. The project architect is ADG Architecture & Design, PC and Stratford Engineering. Racanelli is working closely with the owners’ representative, at NACMC. The project, one of the largest developments in Jamaica, is valued at $40 million. Serving as project executive is Rich Racanelli. The project manager is Anthony Scorcia,the project supervisor is Keith Wood and the project estimator is Michelle Fraser.

For the ground-up construction and Support of Excavation (SOE), Racanelli had to excavate, specifically for the building’s basement level which will house building facilities, as well as medical office space. Additionally, the building consists of a basement level of office space and gymnasium. The building’s first floor level will consist of retail stores including a CVS, the second floor level will consist of parking, and the third to eighth floor will house apartments.

Racanelli used a cast-in-place concrete superstructure along with a brick and metal panel exterior façade, featuring a variety of different colored bricks with silver metal panels as the set back. Punch windows and self-contained Packaged Terminal Air Conditioners (PTAC) units were also installed. 

In addition to the apartments, medical office and retail space, the building layout will encompass a courtyard, terraces for apartments on the third and seventh floors, as well as 20 balconies. The building will also provide several amenities, including a large main lobby, an on-premise gym, laundry and storage rooms, and a third floor lounge with access to the courtyard.

Serving as project executive is Rich Racanelli. The project manager is Anthony Scorcia,the project supervisor is Keith Wood and the project estimator is Michelle Fraser.

The projected completion date is May 2018.
