Racanelli Construction serves on two retail projects

Long Island-based Racanelli Construction Co., Inc., a leading construction management, general contractor and design/build resource for commercial, industrial, retail, medical, pre-engineered and multifamily housing projects, was recently involved in two retail projects: a 24,000 s/f facility in Brooklyn for the appliance retailer AJ Madison and a 62,000 s/f showroom in Manhattan for Raymour and Flanigan, the nation's 7th largest U.S. furniture retailer. Over past two years, Racanelli has built eight facilities for Raymour & Flanigan in other New York-Metropolitan area locations. While serving as the construction manager and general contractor in the AJ Madison project, Racanelli's role began in the pre-construction phase with the development of a construction budget and the selection of trades. The project involved an existing two-story building which required selective demolition, excavation, shoring and underpinning to create a third lower level. The structural work included: cast in place concrete and structural steel to create a new intermediate floor. Standard building materials used included concrete, gypsum board, metal stud framing, masonry, dryvit, piping, wire and cable. Among the finishes provided were millwork, drywall, acoustics, carpentry, resilient flooring, ceramic and porcelain tile, painting, and wall covering. Also specified in the project were video displays and network infrastructure, specialties, elevators, fire sprinkler protection, plumbing, HVAC and electrical service. The company served as the general contractor for the Raymour & Flanigan project which involved the complete structural overhaul of an existing building, the construction of a 12,000 s/f extension to that building, as well as a complete interior fit out. The building materials used in the project included: structural steel, sawn cut lumber, dimensional lumber, concrete metal and glazing, TPO roofing membrane, gypsum board, acoustical ceiling tile and ceramic tile. Among the challenges that Racanelli had to address in the Raymour & Flanigan project's construction was obtaining structural stability from a condemned structure. Additionally, Racanelli assisted the client in securing municipal approvals from the Town of Brookhaven's Department of Health, as well as the Brookhaven Fire Marshall.
