East Islip, NY Racanelli Construction Company, Inc. has completed H2O Seafood & Sushi Restaurant located at 166 West Main St. The restaurant is a property of the Bohlsen Restaurant Group (BRG). Racanelli served as the general contractor on the project which involved the renovation of a two-story building with a basement. The project is valued at $2.2 million.
The renovation consisted of the removal of the building’s exterior siding and roof, which were replaced with new siding and roofing. Additionally, the building’s interior was completly gutted and new finishes were installed.
During the course of the project, the restaurant owner and the project designer made the decision to change the interior finishes originally presented in the bid documents. This required Racanelli to meet this challenge and incorporate these modifications into the design.
The décor of H2O Seafood & Sushi Restaurant reflects an attention to detail and custom finishes. The dining area floors feature a 1x1 custom-patterned ceramic tile, while custom wainscoting that was prefinished in the millwork contractor’s shop adorns the restaurant’s walls. Racanelli Construction also installed custom fabricated ceiling beams with piano wire to project a “floating beams” effect. The H2O bar includes a white Carrara marble bar top and custom built stainless steel bar rail. A dimmable lighting system enables the restaurant owners to easily achieve various lighting effects.
On the restaurant’s second floor, Racanelli Construction replaced and raised the ceiling beams to achieve an open, industrial look. The second floor dining area also features a brick wall with a faux built-in fireplace/television.
BRG is one of Long Island’s premier restaurateurs whose other restaurants include: Prime – an American kitchen & bar and Harbor Club at Prime in Huntington; H2O – seafood & sushi in Smithtown; Monsoon – steak & sushi in Babylon Village, Tellers – an American chophouse; and VERACE – irue Italian in Islip.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
