Queens, NY A property at 175-25 Horace Harding Expressway North was sold in an all-cash transaction valued at $2 million. The property is located on the corner of 175th Place and Horace Harding Expressway N. in the Fresh Meadows neighborhood. The one-story retail building contains 4,500 s/f and offers 2,339 s/f of additional air rights. The property sits on an 88’ by 100’ irregular shaped lot and serves as a studio for Progressive Martial Arts. The sale price equates to $444 per s/f.

175-25 Horace Harding Expressway ideally sits in a highly trafficked area serviced by multiple transportation lines including the Q17, Q30, Q31 and Q88 buses. It can also be accessed via the Long Island Rail Rd., Long Island Expressway, Grand Central Parkway and Clearview Expressway.

I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
