Pratt Institute leases 62,570 s/f
at BXP and Rudin’s Dock 72

Brooklyn, NY BXP and Rudin have released that Pratt Institute, an internationally ranked, private college with programs in art, design, architecture, liberal arts and sciences, and information studies, will relocate its graduate facilities in fine arts and photography to Dock 72, a 16-story, 675,000 s/f workplace at the Navy Yard.

Previously located in the Pfizer Building, Pratt’s new MFA facilities will span 62,570 s/f across the entire third floor, offering views and natural light. The space is expected to be complete and occupied by the fall term, starting August 2024.

Andrew Levin, senior vice president, leasing at BXP, and Robert Steinman, senior vice president at Rudin, represented building ownership in the transaction. Pratt represented itself.

Pratt Institute is a top-ranked institution of higher education that empowers future creative leaders with the knowledge and experience to shape a better world. Pratt is an active member of creative and innovative communities across New York, with facilities across Brooklyn, a landmark building in Manhattan, and an extension campus at Pratt Munson College of Art and Design. Pratt is a key partner in developing the New York Climate Exchange on Governors Island, addressing the urgent issue of climate change. Also, the Pratt Research Yard, located in the Navy Yard, serves as a 20,000 s/f facility unifying Pratt’s research centers under one roof.

The MFA studios will feature 100 individual artist studios, seminar and critique spaces, gallery spaces, a computer lab, fabrication shops, and a black box for performances and projections. This facility, located next to the ferry service, offers easy connectivity, allowing engagement with NYC’s contemporary art scene and providing opportunities beyond the studio confines.

Designed by S9 Architecture, Perkins Eastman and Fogarty Finger, Dock 72 offers 35,000 s/f of diverse amenities, including a rooftop conference center and ground floor food hall managed by FLIK Hospitality and Danny Meyer’s Union Square Events. Additional amenities include a health and wellness center, outdoor terraces with views of Manhattan and the Brooklyn waterfront, an open lawn and basketball court, and an on-site bike parking.

“We are thrilled to welcome Pratt and their community of innovators, collaborators, and creators to Dock 72,” said Hilary Spann, EVP, New York region at BXP. “The BNY is a growing tech and innovation hub and an inspiring setting for design. Dock 72 offers Pratt students a unique space in which they are sure to thrive.”

“In partnership with BXP, we have created New York’s most dynamic, next generation waterfront destination at Dock 72,” said Michael Rudin, co-CEO of Rudin. “Pratt’s forthcoming fine arts and photography studios are exactly the sort of creative use that will flourish in this environment. We are proud to welcome their staff and students to the Brooklyn Navy Yard.”

“Expanding Pratt Institute’s footprint in the Brooklyn Navy Yard provides our graduate Fine Arts and Photography students with exceptional studios and access to a powerful community of diverse creatives and professionals,” president of Pratt Institute Frances Bronet said. “There is a long-standing connection between manufacturing and art, much of which is steeped in the practice of making and creating. The corridor that connects Pratt and the Brooklyn Navy Yard brings together emerging artists with Navy Yard designers, fabricators, inventors and business owners. We look forward to the exchange between Pratt’s painters, sculptors, photographers, researchers and new media graduate students and the incredible production facilities at the BNY.”

“The addition of Dock 72 to the Brooklyn Navy Yard has allowed us to diversify our creative community. In giving Pratt’s MFA program a new home in the building, Rudin and BXP are making good on their commitment to help support and grow our broader ecosystem of makers,” said Lindsay Greene, president and CEO, Brooklyn Navy Yard Development Corporation.

Dock 72 and the Navy Yard are served by an array of multimodal transportation, including a NYC Ferry stop just steps from the building, onsite parking, CitiBike access, bus service and WiFi-equipped shuttle service to major subway lines.
