Pizer and Fontanetta of Trinity Real Estate broker a lease expansion totaling 112,355 s/f

Trinity Real Estate has completed the expansion of PostWorks, New York, its flagship tenant at 100 Ave. of the Americas, to 112,355 s/f on floors 6,10,11,12 and 14. Postworks is considered one of the nation's most advanced and comprehensive digital post-production houses for the motion picture and broadcast industries. PostWorks presently occupies the entire 10th and 11th floors, as well as parts of the 12th and 14th. The lease calls for the company to expand its facilities at 100 Ave. of the Americas by taking an additional 7,453 s/f on the 14th floor; 12,180 s/f on the 12th floor; and the entire 6th floor comprising 22,471 s/f. PostWorks is also close to leasing the entire 3rd floor and part of the 5th, which would soon bring its total occupancy at 100 Ave. of the Americas to 139,000 s/f. The continuous growth of motion picture and broadcast video in New York, the addition of two new mixing suites, and the firm's merger with mobile services provider Orbit Digital have all contributed to PostWorks' expansion in Hudson Sq. Carl Weisbrod, president of Trinity Real Estate said, "Since coming to Hudson Square in 2003, we have watched PostWorks flourish, becoming an anchor in our neighborhood of creative service companies in film, television and radio broadcasting, and design. We are pleased to have this prominent company grow within our community." David Rosen, CEO and owner of PostWorks said, "We are thrilled to be able to expand in Hudson Sq., and contribute to the energy that has turned this neighborhood into a center for New York City's creative community." Jason Pizer and Peter Fontanetta of Trinity Real Estate negotiated the PostWorks expansion. Asking rents in the building are in the mid-$40s range. The Parish of Trinity Church, one of New York City's largest and oldest commercial property owners, maintains a portfolio of more than six million s/f. The 17 -story, 333,994 s/f building at 100 Ave. of the Americas is located between Grand St. and Watts St. In addition to PostWorks, it is home to a variety of tenants, including Aveda, Uniworld, Bates Healthworld and Jobson Publishing.
