Perkins Eastman and Triton Construction’s The Orchard tops out at 823 ft.

Queens, NY BLDG Management Company has topped out The Orchard at over 823 ft. to become the tallest building in Queens. The 70-story residential tower designed by Perkins Eastman and constructed by Triton Construction features 824 rental residences, 248 of which are designated as affordable housing. Occupying the entire block at Orchard St. and Jackson Ave. in Long Island City, The Orchard will welcome residents in early 2026.

The Orchard has over 100,000 s/f of amenities, including a landscaped backyard comprising 60,000 s/f that features an outdoor swimming pool, three pickleball courts, running track, outdoor movie theater, and green spaces, including an orchard grove, yoga terrace, dog park, and private cabanas, grills, and fire pits, as well as a children’s playground. The 70th-floor sky lounge will include a terrace with views, a bar, chef’s kitchen, and private dining. Interior wellness and fitness amenities include an indoor pool, regulation-size basketball court, multi-sport simulator, fitness center, spa with steam room and sauna as well as separate fitness studios. Entertainment amenities include a game room with an arcade, video games, ping pong and billiard table, and screening and multimedia private theaters complete with kitchenettes; working from home will be seamless with conference rooms, work pods and multiple meeting rooms, work lounges, a business center, and a podcast studio.

Residents will enter the building on foot or via car through a private porte-cochere entrance. The Orchard also includes 13,000 s/f of retail space along Jackson Ave. and a two-story parking garage with over 200 spaces. “With The Orchard, we’re not just building a building — we’re setting a new standard for luxury residences rich in premium amenities in Queens,” said Lloyd Goldman, president of BLDG Management.

Corcoran New Development is exclusively handling the marketing and leasing of The Orchard, which will offer studio to three-bedroom residences available in January 2026.
