Perfit and Keller of Cushman & Wakefield/Pyramid's Hudson Valley broker 9,980 s/f class A office lease

Steve Perfit, managing director of Cushman and Wakefield/Pyramid Brokerage's Hudson Valley office, leased 9,980 s/f of class A office space at 4 Crotty Ln. at Stewart International Airport to DocuWare Corp. The 10-year lease originally started as a sublease assignment for Dynegy Northeast which filed for Chapter 11 Bankruptcy late in 2011 and subsequently defaulted on its lease in February. Perfit continued negotiations with the landlord, First Columbia of Latham, to complete the new 10-year lease and was assisted by Lynn Keller, a sales associate with C&W/Pyramid's Hudson Valley Office. DocuWare took occupancy in early April and has an option to purchase the entire 20,000 s/f building. The remainder of the building is occupied by the Orange County Accelerator, Hudson Valley Economic Development Corp. and Orange County IDA.
