Patis to open two eateries in ground-floor retail at AmTrust RE’s 203 Jay St.

Brooklyn, NY AmTrust RE completed a 5,110 s/f lease transaction at 203 Jay St., a 72,000 s/f mixed-use property. The tenant, Patis Bakery, will unveil two dining concepts in the fall of 2023: a full-service sit-down restaurant and a cafe/upscale bakery.

Patis was represented by brokerage and advisory firm masonre’s founder and chief executive officer, David Abrams, and director, Jeff Jacobson. AmTrust RE was represented in-house by Anne Holker, managing director, leasing and acquisitions.

Situated at the nexus of DUMBO, downtown Brooklyn, and Brooklyn Heights, 203 Jay St. is a boutique, eight-story property consisting of office space, a gym, several private terraces and floor-to-ceiling windows. The building is physically connected to The Amberly, AmTrust RE’s 31-story, 270-unit luxury rental property. The Amberly is fully leased.

Helmed by CEO Benny Azizov, Patis was founded in 2017, and quickly gained acclaim throughout the Tri-State area for its French-American pastries and kosher bakery offerings. Upon full build-out of the 203 Jay St. stores — Patis’ 17th location — the new high-end version of Patis will feature a sit-down restaurant and full-service bar. The cafe will offer casual dining, coffee, and other light food and grab-and-go items.

In addition to the Patis locations, 203 Jay St.’s growing base of office tenants includes Gotham Neurosurgery, which recently moved into a new space that will serve as an extension of the medical group’s facilities at Brooklyn Hospital. Additional office tenants include Paycom, LifeStance Health, and law firm Morgan & Morgan.
