Orient Development’s Ammann receives TCO

Manhattan, NY The Ammann, a new condominium development at 40 Pinehurst Ave., on the corner of 179th St. in Hudson Heights, has received its Temporary Certificate of Occupancy (TCO), enabling buyers to close and move into their new homes, according to Beth Gittleman, head of sales and development for BRGDM, the marketing division of Bohemia Realty Group. The mixed-use project, which features 24 one-bedroom, two-bedroom and penthouse residences with individual, private balconies, was declared effective in March. 

Designed by ND Kazalas Architecture F.C. for Orient Development, the developer responsible for Edgecombe Parc, residences feature triple-pane windows with curtain wall systems, individually-monitored air and heating systems, appliances and in-unit washers/dryers. 

“The timing is extraordinary, especially in New York where delays often take months between the green-lighting of a condo plan and the proper inspections and deliverables due to the city to deliver a TCO,” said Gittleman. “These buyers are exceptionally fortunate and very soon will be enjoying balmy spring nights on their balconies.” Building-wide amenities include a rooftop deck overlooking the Hudson River and George Washington Bridge, lobby level garden, fully equipped fitness room, bicycle storage room, package room and virtual doorman with smart-phone access. Signers over the end of year holidays additionally benefited from complimentary storage units and six months of paid common charges.

The residences are made up of 10 one-bedroom, one bath apartments with 650 s/f; five one-bedroom, one and a half-bath apartments with home offices and 861 s/f; five two-bedroom, one and a half-bath apartments with 862 s/f; and four two-bedroom, two-bath penthouse apartments comprising 1,043 s/f and 1,231 s/f.
