O'Brien and Cohen of M.C. O'Brien, Inc. secure $2.4 million sale

M. C. O'Brien, Inc. has arranged the all-cash sale of 2460 Flatbush Ave. This freestanding medical building of 12,000 s/f stands in the shadow of Kings Plaza in the Marine Park area of the borough. With high visibility on one of Brooklyn's most trafficked streets, this modern building generated significant interest. The sales team of William O'Brien SIOR and Karen Cohen were able to generate numerous offers over an 8 week marketing period. The purchaser closed at $2.4 million or an 8% cap-rate based on the projected rent roll. The buyer was a Manhattan investor represented by Vlad Sapozhikov of OneWorld Property Advisors.
