Massey Knakal Realty Services completes 3 sales totaling $9.595 million

Massey Knakal Realty Services has completed three sales in Brooklyn, the Bronx and Queens totaling $9.595 million. A two-story commercial property located at 208-220 Clarkson Ave. in Brooklyn's East Flatbush neighborhood was sold in an all cash transaction valued at $4.95 million. Located on the corner of Clarkson and Rogers Aves., the two-story, 43,200 s/f property, is situated on a lot zoned R7-1 with a C2-3 commercial overlay and measuring 135' x 200'. The property is currently occupied by a garage business on the second floor while the main floor is occupied by both the seller and a retail tenant. Massey Knakal broker Rene Santiago exclusively represented the seller. Massey Knakal has sold an industrial property at 1090 Leggett Ave. in the Hunt's Point neighborhood of the Bronx in an all-cash transaction valued at $3 million. The property will be delivered vacant and sits on a 394.52' x 130.4' lot totaling approximately 43,637 s/f. The property consists of a 27,790 s/f structure with 20' ceilings and vacant land totaling 15,846 s/f. Zoned M3-1 (FAR:2) the property allows for heavy industrial uses and the "As-of-Right" construction of an 87,274 s/f structure. Massey Knakal broker Nick Burns exclusively represented the seller. Massey Knakal has also sold a 16-unit walk-up building located at 41-50 46th St. in Sunnyside, Queens in an all cash transaction valued at $1.645 million. The property is located on the northwest corner of 43rd Ave. and 46th St. This four-story, rent stabilized walk-up apartment building contains 12 two bedroom apartments and four one bedroom apartments. The property contains approximately 11,532 s/f and was purchased by a local owner who bought it as an investment property. Massey Knakal broker Stephen Preuss exclusively represented the seller. Massey Knakal Realty Services was the sole broker in all transactions.
