Marcus & Millichap arranges $2.7 million sale of mixed-use 417 Myrtle Ave.

Brooklyn, NY Marcus & Millichap negotiated the sale of 417 Myrtle Ave., a multifamily and retail property in the borough’s Clinton Hill neighborhood. The asset sold for $2.7 million.

“This is one of the most active blocks in Clinton Hill from a sales perspective,” said Andrew Bronsteen of Marcus & Millichap in New York City. “417 Myrtle is the third property along this corridor we’ve closed this year and the eighth in the last five years. This particular transaction meant a lot to us as we represented a long-term client with which our relationships spanned two generations of ownership.”

Bronsteen and Shaun Riney of Marcus & Millichap exclusively marketed the property on behalf of the seller and procured the private buyer.

The four-story, 4,320 s/f building sits on a 1,773 s/f lot and was built in 1958. The property includes three two-bedroom apartments and one ground-floor commercial unit, occupied by Myrtle Town Deli & Grill.

417 Myrtle Ave. is located close to Fort Greene Park, St. Joseph’s University, Pratt Institute, and the Clinton-Washington Aves. subway station serving line G.
