Manhattan, NY Rudin has signed global multi-service law firm Loeb & Loeb LLP to expand and extend its long-held New York headquarters lease at 345 Park Ave.
In this 16-year lease extension, Loeb & Loeb will maintain its existing 160,051 s/f across the entire 18th through 21st floors, while adding 18,908 s/f on a portion of the 13th floor. An occupant of 345 Park since 1993, Loeb & Loeb’s footprint will grow to 178,959 s/f once it moves into its expansion space in the first quarter of 2027.
Robert Steinman, SVP of office leasing, represented Rudin in-house. Lewis Miller, Ken Rapp, Michael Wellen and Alex Kucera of CBRE represented Loeb & Loeb.
“Loeb & Loeb has been a valued part of the 345 Park Ave. community for more than thirty years, and we take great pride in extending and expanding our relationship through the end of the next decade,” said Michael Rudin, co-CEO at Rudin. “Our continued investment in 345 Park to ensure it remains a top corporate destination in the heart of the Plaza District was a key factor in their leasing decision.”
Rudin is in the process of creating 45,000 s/f of new amenities at 345 Park Ave., including a tenant-exclusive lounge and a high-end fitness and wellness center, which will open in the beginning of 2027. In addition, Rudin is bringing acclaimed French chef Cyril Lignac and his Bar des Pres restaurant along with two additional concepts to the building. The food, beverage and hospitality offerings will open to the public early next year.
“For more than three decades, 345 Park Ave. has been an important part of Loeb & Loeb’s identity,” said a firm spokesperson. “This expansion and extension underscore our continued commitment to New York, our clients and our people; allowing us to grow in a building and location that have served as our home.”
Developed by Rudin and opened in 1969, the 1,900,000 s/f tower has housed top-tier companies including Blackstone and the NFL.
