Levy, Friedman, Menaged and Senior of Adams & Co. broker 6,229 s/f lease

Adams & Co. Real Estate recently brokered a five-year, 6,229 s/f lease at 48 W. 37th St. for Beeposh, LLC, a children's fashion and accessory company. The company will utilize the space as a showroom and executive offices. Beeposh, LLC designs children's apparel, room décor and accessories. Products are sold in a variety of retailers nationwide including FAO Schwartz, Lester's of New York and 212 Kids. Recent renovations to the 18-story property include new windows throughout the building. The property's tenant roster includes John B. Murray Architects, ASI System Integration and Ismael Leyva Architects P.C. Retail tenants include Ebi Fashion, Bingo and Margola Imports. David Levy and Joseph Friedman of Adams & Co. represented the landlord while and David Menaged and Jack Senior of Adams & Co. represented the tenant in the transaction. Though details of the lease were undisclosed, the asking price was $38 per s/f. Adams & Co. also recently brokered a 10-year, 6,000 s/f lease at 226 W. 37th St. for TWNZ., a leading fashion showroom. The showroom features 11 high-end women's clothing brands including lines by Yumi Kim, Lauren Conrad, Heather Hawkins and Amanda Uprichard. The company will use 3,500 s/f of the full-floor space as a showroom. Brett Maslin of Adams & Co. represented the tenant, while Roy Moussaieff of Yoral, LLC represented the landlord in the transaction. Though details of the lease were undisclosed, asking rents were $37 per s/f. Adams & Co. Real Estate, LLC is among the top five leasing companies in New York City, as measured by total square feet. The full-service real estate firm is responsible for millions of s/f of office space and provides property management, brokerage and consulting services throughout Manhattan by teaming experience with innovation.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
