Adams & Co. Real Estate, LLC recently brokered two leases at 42 W. 39rd St. for a total of 19,548 s/f: a 10-year, 6,966 s/f lease for Wear First Sportswear, Inc. and an 11-year, 12,582 s/f lease for Castlewood Apparel Corp. Both companies will utilize the space as a showroom and office.
Wear First Sportswear is a full-service men's apparel company that has been an industry leader for over 10 years in young men's fashion. The corporate offices are located in Shanghai, China. David Levy and Jeffery Schwartz of Adams & Co. represented the landlord and the tenant. Asking rent was $36 per s/f.
Castlewood Apparel creates men's and boy's active wear clothing. Products are sold in more than 5,000 stores in 200 different retailers. Levy and Schwartz represented the landlord while Marc Schoen of Savitt Partners, LLC represented the tenant. Asking rent was $34 per s/f.
"We are definitely starting to see more confidence in the market place with larger and longer deals," said Levy.
Built in 1927, the 18-story building boasts 24/7 access, concierge as well as new elevator and lobby. Notable tenants include Perry Ellis International, Bluefly.com, Bernette Knitwear and Fantasia. Retail tenants are AEC Repnographics, American Barber Institute, Cordette Drugs and The Tall Girl Shop.
