Levin Management brings Post Road Plaza to 100% occupancy with two new leases

Pelham Manor, NY National off-price retailer Burlington Stores is joining the tenant lineup at Post Road Plaza in the Village of Pelham Manor, marking another significant leasing milestone for the high-traffic shopping destination in southern Westchester County. The ShopRite-anchored, 257,000 s/f center is now fully-leased following the Burlington signing and the addition of Gloss Nail Bar & Lash. Together, these transactions total nearly 34,000 s/f of new leasing activity at the property.

Levin Management Corporation (LMC) serves as leasing and managing agent for Post Road Plaza. E.J. Moawad, LMC senior leasing representative, arranged both transactions on behalf of the property ownership. Clifford Simon of CNS Real Estate represented Burlington, and Ian Leigh of Berkshire Hathaway represented Gloss Nail Bar & Lash.

Burlington Stores Inc. operated 1,138 locations at the end of the second quarter of fiscal 2025 across 46 states, Washington, D.C., and Puerto Rico. The retailer offers an expansive selection of in-season, branded merchandise at up to 60% off other retailers’ prices, including women’s and men’s apparel, youth clothing, baby products, beauty, footwear, accessories, home goods, toys, gifts and coats.

Gloss Nail Bar & Lash will occupy a 3,500 s/f space, bringing a new beauty and self-care use to Post Road Plaza. The salon will offer nail and lash services in a stylish, contemporary environment that enhances the property’s retail and service mix while appealing to today’s experience-driven consumers.

“Burlington is a sought-after national brand that resonates with today’s value-conscious consumers,” said E.J. Moawad, senior leasing representative at LMC. “Together with Gloss Nail Bar, which introduces a beauty and self-care use that broadens the property’s appeal, these signings strengthen Post Road Plaza’s position as a go-to retail destination in southern Westchester County. The recent addition of Michaels and now Burlington are huge wins for the property and speak to its continued leasing strength.”

This marks the third Burlington lease completed within LMC’s portfolio in 2025, underscoring continued strong demand for well-located retail space across the company’s managed properties.

“Reaching full occupancy at Post Road Plaza is a terrific milestone that speaks to the strength of this property and the enduring appeal of the Village of Pelham Manor market,” said Matthew Harding, chief executive officer of LMC. “We’re proud to welcome Burlington to the center and to mark our third Burlington transaction this year — a testament to our team’s continued leasing momentum and strong retailer relationships.”

Other tenants at Post Road Plaza include Dave & Buster’s, 24 Hour Fitness, HomeGoods and many more. Michaels celebrated its grand opening last month, adding to the center’s dynamic retail mix. According to Placer.ai, the center attracts approximately four million annual visits. Located at the signalized intersection of Boston Post Rd. and Pelham Pkwy., near the Hutchinson River Parkway Exit 7, Post Road Plaza continues to thrive as one of the Village of Pelham Manor’s most prominent retail destinations.

North Plainfield, N.J.-based Levin Management Corporation (LMC) is a full-service commercial real estate services firm with more than 70 years of experience. The company’s portfolio includes approximately 125 properties totaling 16 million s/f across the Northeast and Mid-Atlantic, primarily focused on grocery-anchored open-air retail centers.
