Lee & Assoc. NYC secures 3,100 s/f for Small Door Inc.

Manhattan, NY According to Lee & Associates NYC, Gregory Tannor, executive managing director/principal, and Zachary Diamond, senior associate, have negotiated a 15-year, 3,100 s/f lease on the ground floor at The Greenwich Ln. residential condominium at 15 Seventh Ave., at the corner of West 12th St., for Small Door Inc. This will be the first location for the venture capital-backed company and will be considered their flagship outpost.

The property owner, Rudin Management, was represented in-house by Kevin Daly. Small Door is expected to open in the fall. Asking rent was $200 per s/f.

Small Door was founded by Josh Guttman and Florent Peyre, two repeat entrepreneurs. They built an innovative technology stack that provides its members with access and care. As part of the Small Door membership, each member receives 24/7 access to their medical team via a mobile app and a personalized approach to managing their pet’s health that guides them through lifestyle and nutrition choices in conjunction with diagnostics, imaging, prescription medications and priority access to specialists. Those specialists include everything that a patient may need, from a leading orthopedic surgeon to a board-certified oncologist.

“As a pet-friendly residential development, The Greenwich Ln. was a very natural fit for Small Door,” points out Tannor, whose leasing team represented the tenant. “Launching for the first time in New York City, the company will reimagine the veterinary experience for not only members and their pets, but also for veterinary doctors and nurses. It will be a standout addition to the West Village neighborhood for the pet parents who live there.”

The Greenwich Ln., located between West 11th and West 12th Sts. on the east side of Seventh Ave., is a residential condominium developed by the Rudin family in partnership with Global Holdings Group. The complex is groundbreaking for its LEED-certified combination of historical restoration and new construction, created by architecture firm FXCollaborative. The project also includes a 16,000 s/f community park on the west side of Seventh Ave. between Greenwich Ave. and 12th St. that includes the New York City AIDS Memorial.
