LCOR tops out 1515 Surf Ave. - 463 residential units in Coney Island

Brooklyn, NY LCOR, a fully integrated real estate investment, development and management firm, celebrated the topping out at 1515 Surf Ave., a 463-unit residential property in Coney Island. Of the 463 residences, 139 will be designated affordable. The project’s construction is being led by LRC Construction and will be completed in early 2024.

1515 Surf Ave. will feature the largest active geothermal system in New York City’s history.

The system will effectively use the Earth to heat and cool the building and to power its domestic hot water systems, which eliminates the need for traditional equipment that runs on fossil fuels. LCOR partnered with Ecosave USA on the design and installation of the system. Ecosave estimates that the geothermal system will reduce the building’s carbon emissions by over 60%.

“We’re proud to be celebrating this topping out milestone and to contribute to Coney Island’s resurgence and revitalization,” said Anthony Tortora, senior vice president & principal of LCOR. “We are thrilled to deliver the first residential geothermal project in NYC at this scale.”

“1515 Surf proved that high rise buildings can be built above geothermal well fields, and through its efficient full electrification and the usage of renewable green energy we can run zero carbon buildings today” said Marcelo Rouco, Ecosave CEO.

Designed by STUDIO V Architecture, the building will offer over 20,000 s/f of indoor and outdoor amenities, including an outdoor pool with views of the Coney Island Beach and Boardwalk, a landscaped courtyard, fitness center, indoor basketball/handball court, multiple tenant lounges, flexible co-working spaces and on-site parking.

Located between Surf Aven. and Mermaid Ave. and 15th and 16th St., the building is located steps away from the Coney Island Beach and Boardwalk and to public transportation via the Coney Island-Stillwell Ave. Station where the D, F, N and Q train lines can be accessed.
