LCOR taps SERHANT. New Development for exclusive leasing and marketing of Charlie at Hoboken Connect

Hoboken, NJ LCOR has appointed SERHANT. New Development as the exclusive leasing and marketing partner for Charlie, a 27-story mixed-use residential tower rising at Hoboken Connect along the Hudson Waterfront.

The announcement marks a significant milestone as the project moves closer to delivery, bringing on a best-in-class leasing and marketing team to introduce Charlie to the market and drive early demand. For SERHANT. New Development, the partnership represents its first residential project in Hoboken, building on its growing presence across New Jersey.

Currently under construction with initial occupancy anticipated to begin in Q2 of 2027, Charlie will deliver 386 residences, including 20% designated as affordable housing, alongside an amenity offering and ground-floor retail. The building is on track to become New Jersey’s largest residential geothermal development upon completion.

As we approach completion, partnering with a team that understands how to position and lease a project of this scale and caliber is essential.”

Sustainability is central to Charlie’s design, anchored by a cutting-edge geothermal system comprising 66 wells reaching depths of up to 850-ft., enabling efficient heating and cooling while significantly reducing carbon emissions. The building will also incorporate green roofs and advanced stormwater management systems, with LCOR targeting LEED Gold certification.

Charlie will offer a collection of studios, junior, one-, two-, and three-bedroom residences, developed to maximize light, views, and functionality. 

Charlie’s amenity program was designed as an extension of home — a collection of carefully considered spaces for how residents live. From a concierge-attended lobby and co-working and dining areas to a chef’s entertainment kitchen and fitness center, every space serves a purpose. At the top, a rooftop pool offers views of the Manhattan skyline and the Hudson River.

The project is a key component of Hoboken Connect, a $900+ million public-private redevelopment centered at NJ TRANSIT’s Hoboken Terminal. Upon completion, the master plan will deliver a dynamic mix of residential, retail, and public infrastructure improvements, restoration of the Ferry Terminal Building and Warrington Plaza, a new NJ TRANSIT Bus Terminal, public space, and transportation improvements connecting the waterfront to downtown Hoboken.
