Kalmon Dolgin affiliates named exclusive leasing agent for 150,000 s/f, five-story loft building in Sunset Park

Kalmon Dolgin Affiliates, Inc. (KDA) has been named the exclusive leasing agent for a 150,000 s/f, five-story loft building with on-site parking at 3913 2nd Avenue in Brooklyn's Sunset Park. Kalmon Dolgin and Neil Dolgin, co-presidents of Kalmon Dolgin Affiliates made the announcement. Kalmon Dolgin Affiliates broker Jeffrey Unger will handle the exclusive listing. The entire building is available for lease. "Sunset Park is poised to be the next mecca for tech companies, artisans, craftsmen, artisanal food, entertainment, and sports. The site is located just across the street from new planned Brooklyn Nets practice facility and just up the block from MakerBot, a producer of 3D printers. The future tenants of 3913 2nd Avenue will truly benefit from the renaissance already in play," said Neil Dolgin of KDA. 3913 2nd Avenue offers beautiful views of New York Harbor and Manhattan, an abundance of natural light, high ceilings, expansive floor plates and a recent renovation of the lobby. In addition to the generous square-footage at 3913 2nd Avenue, 20,000 s/f of on-site parking is available to tenants. Tenancy at the building also offers a number of economic incentives for qualified tenants, including: NYC IBZ Credit, NYC Relocation and Assistance Program (REAP), NYC CEP Tax Credit, NY State Excelsior Program and the Energy Cost Saving Program. "We've had interest from several large creative companies relocating from Manhattan, and companies that are being priced out of Dumbo. Sunset Park is what Dumbo was 10 years ago, and we expect to see the same excitement, vibrancy and growth in the near future," said Unger. A vast number of transportation options are accessible from the building via the D, N and R subway lines. It's just one stop to Barclays Center and the Atlantic Terminal, which offers several subway lines into Manhattan, and the Long Island Railroad. The property is accessible just off the 39th street exit ramp of the Gowanus Expressway, directly across from the number one grossing Costco in the country. "We've even had interest from retailors looking to expand on neighboring Costco's success," said Unger.
