JLL brings SoHo office building to full occupancy

New York, NY JLL has completed an 8,425 s/f, full-floor lease at 10 Crosby St. in SoHo, bringing the boutique office and retail building to 100 percent occupancy. Vegan and organic meal delivery firm Sakara Life, Inc. signed a five-year lease for the entire third floor of the property, which is located between Grand and Howard streets in the heart of SoHo. The company is expanding in a relocation from 580 Broadway.

The transaction brings the 35,000 s/f building to full occupancy following a series of recent building improvements from ownership, including lobby renovations, upgraded and modernized building systems, new wireless entry systems, tenant-controlled HVAC systems, and a new passenger elevator.

Only steps from multiple bus lines and the Canal Street subway station’s N, Q, R and W lines, 10 Crosby St. is a five-story building with oversized windows, exceptional ceiling heights and classic SoHo craftsmanship.

JLL vice chairman Mitchell Konsker, executive managing director Dan Turkewitz and vice president Kyle Young represented ownership, Madison Capital, in the transaction. They worked closely with John Clote, a vice president with Madison Capital. The tenant was represented by Jason Majlessi and Arash Sadighi, co-founders of Venture Commercial.

“10 Crosby St. is a highly attractive boutique office property that provides a dynamic environment in a destination neighborhood,” Turkewitz said. “We are pleased that Sakara Life is joining the diverse tenants in the building at a time of continued momentum in SoHo.”

“We are delighted to welcome Sakara Life to 10 Crosby St.,” Clote said. “The property sits at the center of one of the city’s most sought-after neighborhoods and we can’t think of a more exciting tenant to add to our diverse and creative community.”

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
