JLL arranges full floor lease with Bramshill Investments at 45 E 53rd St.

Manhattan, NY JLL has arranged the first lease at the newly-repositioned Park 53, a 140,000 s/f boutique office property located at 45 East 53rd St. in the Plaza District.

Bramshill Investments, an asset management firm with more than $7 billion under management, will relocate from Carnegie Hall Tower and more than double its office footprint to occupy 7,145 s/f across the entire ninth floor of 45 East 53rd St.

“It is thrilling to see our vision to transform this property come to life and this lease with Bramshill is an exciting milestone,” said James Tamborlane of ZG Capital, who acquired the building from owner-occupier Banco Santander in 2022. “After a top-to-bottom renovation, we’re proud to be able to offer tenants a modern, thoughtfully designed space that reflects the energy and character of this neighborhood.”

The building features move-in ready pre-build options with column-free floor plates, floor-to-ceiling glass overlooking Park Avenue, direct private elevator access opening into tenant spaces, and unique branding opportunities. There are multiple floors with the ability for tenants to have exclusive/dedicated outdoor spaces, making Park 53 a premier choice for boutique, Plaza District occupiers. Ownership can also provide turnkey installations utilizing its building standard finish package. 

An amenities campaign led by MdeAS Architects and Vocon created a modern new lobby with double-height glass windows, a marble floor and reception desk, and recessed lighting strips to build warmth. The ground and cellar floors were reconfigured to accommodate restaurant and retail space, and the amenities package centers around The Park Club, a private lounge with a full-service bar, library, boardroom with an adjoining dining room and outdoor terrace. 

Park 53 was redesigned with sustainability and efficiency in mind, securing LEED and Energy Star certification, and featuring tenant-controlled HVAC and high-capacity generators. It is steps from the Lexington Avenue subway in a transit-rich corridor that includes access to multiple subways and bus lines as well as proximity to Grand Central Terminal and Penn Station.

Bramshill Investments was represented by JLL Senior Vice President Jason Roberts and Vice Chairman Dan Posy. A Newmark team represented ownership in the lease transaction.

Ownership recently retained a JLL team led by Mitchell Konsker, Alexander Chudnoff, Benjamin Bass, Greg Wang and Thomas Swartz as exclusive leasing agents for Park 53.
