JEMB begins leasing top floors at
1WSQ - designed by FXCollaborative

Brooklyn, NY JEMB Realty has put the top floors of 1 Willoughby Square (1WSQ), one of Brooklyn’s tallest office tower, on the market. The class A building, which opened in 2021, bucked the trend and leased its available spaces to tenants seeking luxury office space with top amenities, easy commutes and views. The building has leased more than 120,000 s/f to date, with several new tenants relocating from Manhattan, and has now brought the top floors to market.

JEMB Realty is represented by a team of brokers from CBRE, including Paul Amrich, Neil King III, Zachary Price, James Ackerson, and Alex D’Amario. 

Rising 35 stories above downtown at 235 Duffield St., 1WSQ is the borough’s first new office tower in a generation and the borough’s best-leasing, class A office building. It was responsible for half of downtown’s executed office leases that exceeded 5,000 s/f in 2022, and has consistently ranked in the top five leases for each quarter since it opened.

The building was designed by architecture firm FXCollaborative, which also relocated its headquarters to 1WSQ. FXCollaborative’s three-floor, 45,000 s/f office is the first LEED Platinum v4 ID+C certified space in New York City and has the highest LEED interior rating in the nation. The building’s interior spaces, including the shared 5,400 s/f amenity space and landscaped outdoor terrace on the 16th floor, were designed by Vocon.

The top floors, an additional 100,000 s/f, are now available to lease for the first time. Each floor features 15,000 s/f of raw space with column-free, light-filled floor plans and 14-ft. ceilings that reveal 360-degree vistas, from New York Harbor to Prospect Park. Select floors offer opportunities for multi-level occupancy with combined 28-ft. ceilings, and additional s/f includes outdoor terraces more than 500 ft. above street level that overlook the soon-to-open Abolitionist Place Park, the Statue of Liberty, and the Manhattan skyline.

1WSQ features architectural elements that mitigate extreme heat or cold with rare features in New York City commercial construction including solar shading devices, enhanced enclosure components that exceed code requirements, and Passive House-certified doors that allow the property to be well-insulated, airtight and highly energy efficient. A 250-space bicycle parking area with private shower rooms will have direct access to the Abolitionist Place (renamed to commemorate the 19th century abolitionist movement).
