Jamison Commercial RE and Cahn Family Associates LLC to transform 510-514 West 27th St. into boutique office

Manhattan, NY Jamison Commercial RE (JCRE), together with Cahn Family Associates LLC, have commenced plans to transform 510-514 West 27th St., a longtime warehouse and textile building, into a fully renovated luxury boutique office property in the heart of the West Chelsea Arts District.

The Cahn family, whose textile business has owned and occupied the property for more than 40 years, will remain involved through Cahn Family Associates LLC and will continue to occupy a portion of the building for the foreseeable future. JCRE will develop the project in partnership with Cahn Family Associates LLC and will also lead sales and leasing through its brokerage division.

Situated alongside the High Line and directly across West 27th St. from the Zaha Hadid-designed 520 West 28th St., the property is one of the elevated park’s last remaining undeveloped parcels. The building has more than 100 ft. of frontage overlooking the High Line, along with three exposures and views toward Hudson Yards and the surrounding West Chelsea architecture.

The redevelopment program is expected to include a 7,500 s/f ground floor, five 8,500 s/f rentable floors, and a 1,400 s/f penthouse. The sponsor plans to establish a for-sale commercial condominium and offer the building’s top four floors as a combined acquisition opportunity. Following satisfaction of applicable compliance requirements, the sponsor may consider dividing the combined space into individual full-floor units upon request. The sponsor will also consider leasing the available floors.

The design calls for a comprehensive renovation of the existing building, including a restored and redesigned facade, a new lobby, new passenger elevator service, upgraded egress and building systems, modern mechanical, electrical and plumbing infrastructure, new amenities, and landscaped rooftop outdoor space overlooking the High Line. The project also contemplates the addition of a new floor at the top of the building, subject to Landmarks Preservation Commission and other required governmental approvals.

Davis Architecture and DeSimone Consulting Engineering will design the project, with Davis Architecture leading the architectural design and DeSimone Consulting Engineering providing structural engineering and vertical transportation consulting. DeSimone designed the structures for the Zaha Hadid-designed 520 West 28th St. and the Raphael Viñoly-designed Yext Building at 61 Ninth Ave., also along the High Line.

Interior construction has begun, and the ownership team is preparing a Landmarks Preservation Commission submission for the proposed facade renovation and rooftop addition. Completion of the redevelopment is currently anticipated by the end of 2027.

The property is designed to accommodate a range of commercial users, including corporate headquarters, showrooms, production companies, galleries, event-space operators, nonprofit organizations and educational institutions. Its full-floor layouts, loft-like ceiling heights, dedicated lobby and planned contemporary infrastructure are intended to provide buyers or tenants with highly customizable space.

Josh Davis, AIA, founder of Davis Architecture, will serve as the project’s architect. Pro H Builders is the general contractor for the initial phase of construction.
