Long Island City, NY Three new retailers are open at Jasper, a mixed-use development comprising 35,000 s/f of ground floor retail space and 499 apartments. Matsuzuki Sakura; Frankie’s Brooklyn Pizza; and Stretchlab, join four other open retailers within Jasper: Club Pilates, Glowbar, Dumbo Market and Kidstrong. Three additional retailers — Bright Start, an early childhood center, Tiger J. Taekwondo, a dojo, and Peanut and Honey, a children’s clothing store — are slated to open in the coming months. All 10 retail leases were secured by Adam Joly at Igloo, a strategic leasing partner for landlords and retailers dedicated to creating holistic retail environments through the careful curation of brands and the activation of physical spaces.

Frankie’s Brooklyn Pizza, a collaboration between New York Fine Foods pizza truck, a Long Island City mainstay on 47th Road and 5th Street, and New York City catering giant Sage and Zest, offers a wide variety of personal pizzas, square pies, slices, cafe favorites, and a unique wine bar experience. The pizzeria occupies 1,300 s/f of Jasper’s retail space and did not use a broker for its lease.
At Matsuzuki Sakura, restaurateur Sam Zheng brings more than 22 years of experience to his latest concept at Jasper. The restaurant is an upscale, family-style sushi and sashimi experience for the Hunters Point waterfront with a focus on fresh seafood and great service. The full menu at Matsuzuki Sakara will include hot dishes like yakitori as well as a range of sake. Matsuzuki Sakura occupies 1,700 s/fand used Golden Goose Realty as its broker.
Stretchlab is a provider of one-on-one assisted stretching services, with over 500 locations nationwide and internationally. The Stretchlab location at Jasper will be operated by Lou and Ash Majid - who currently operate StretchLabs in Bayside, Queens and Wall Street, Manhattan. Stretchlab occupies 1,300 s/f and was represented by broker Peter Yoon of Ripco.
Igloo’s success stems from its position as a valuable strategic partner for both landlords and retailers, serving as an important connector between physical space and thoughtful retail activations. Working as a partner with landlords, Igloo specializes in curating dynamic retail offerings and pre-leasing those spaces prior to project completion, while offering expertise in location sourcing, design and construction management for its retail partners. Igloo also invests capital in the scaling concept and has assisted in the expansion or start-up efforts of more than 53 companies within LIC alone.
In addition to the ground floor retail space, Jasper offers 499 apartment rentals ranging from studios to three bedrooms, 150 of which will be set aside for those with a 130 percent of area median income.
