Island Assocs. brokers 1,500 s/f lease extension at Strathmore Commons

Strathmore Commons - Middle Island, NY

Middle Island, NY Island Associates negotiated a long-term lease extension with Capio’s Pizzeria for 1,500 s/f at Strathmore Commons. Capio’s has been a tenant for over 20 years at Strathmore Commons and has agreed to terms for a long-term lease extension so they can continue to serve the local community.

490 Wheeler Road - Hauppauge, NY

Island Associates successfully negotiated two new lease agreements for office spaces at 490 Wheeler Road, Hauppauge NY. GNP Branded Gear signed a lease and took occupancy of 1,717 SF office suite in June 2024. GNP Branded Gear is a business specializing in manufacturing and sale of branded clothing and accessories. The second new tenant is Airwaves Global Logistics – 1,100 SF office space who specializes in brokering and coordinating delivery and logistics for various clients. Robert Raffa represented both landlord and tenant.

Aly Ash Inc. and Global Engineering Services both extended their existing lease terms at 490 Wheeler Rd. Aly Ash Inc. has been a tenant in the building for close to a decade and they specialize in brokering mortgages for a select group of clients and lenders. Global Engineering, who is a Boston based company providing seismic and other complicated engineering services throughout the globe, has extended their lease term. 490 Wheeler Rd. is a 50,000 s/f two story office building with easy access to the LIE and mix of office tenants.
