IREM NYC launches new series: “Behind the Walls” guided on-site tours for property managers

Manhattan, NY On Wednesday, March 25th IREM NYC launched their first in a series of “Behind the Walls” tours designed to help property managers see their building systems through a new lens.

Behind the Walls is not a classroom lecture. It’s a guided, on-site experience that connects theory to reality — so property managers can return to their buildings better informed, more confident, and better prepared.

IREM NYC Industry Partner ALC Environmental took attendees through a real-world look at cooling tower operations at 7 East 14th St. in NYC. This engaging and interactive walkthrough provided a hands-on demonstration of how a cooling tower operates on site and explained what is required to help “bulletproof” your tower from violations.What attendees learned:

• What a cooling tower is and what it does;

• Where cooling towers are located on a property;

• The NYC and NYS regulations driving compliance;

• How disinfection occurs using biocides and cleaning procedures;

• What types of water testing are required;

• How certified personnel sample for Legionella and other bacteria, and when testing must occur;

• Where your Maintenance Program Plan (MPP) must be maintained and who is responsible for recording and reporting;

• How to properly respond to violations; and

• A review of a sample required MPP and best practices to help protect your cooling tower from violations.
