Institutional Property Advisors negotiates sale of 71-unit The Atwood

Pleasantville, NY Eric Pentore and Victor Nolletti of Institutional Property Advisors (IPA), a division of Marcus & Millichap, brokered the sale of The Atwood, a 71-unit apartment asset.

“The Atwood is a truly unique boutique Class A apartment community in downtown Pleasantville, one of Westchester County’s most supply-constrained and highest-barrier-to-entry rental markets,” said Pentore. “Over the past two decades, fewer than 250 units have been delivered in Pleasantville.” 

Pentore, Nolletti and Westley Klockner, in association with John Horowitz, Marcus & Millichap’s broker of record in N.Y., represented the seller and procured the buyer.

The property is near the Pleasantville Train Station, which provides rail service to Grand Central Terminal in Midtown in less than an hour. The nearby Sawmill River Pkwy. provides residents with access to surrounding towns and Southern Westchester County. Shopping and entertainment are close by at the Rose Hill Shopping Center, the Arcadian Shopping Center, and the Palisades Center.

Completed in 2023, The Atwood has a fitness studio with a steam room and sauna, community lounge, and a rooftop entertainment terrace with built-in grills, TVs, and fire pits.

Apartment homes feature open-concept floor plans, oversized windows, in-unit washers and dryers, and select residences include walk-in closets with custom built-in shelving. The property’s average unit size is 774 s/f.
