Tran and Avital of Eastern Consolidated rep seller in $9.5 million sale

A five-story, mixed-use corner elevator building located at 10 Fifth Ave. in West Greenwich Village has traded for $9.5 million to Benchmark Real Estate Group. Eastern Consolidated Nancy Tran, associate director, with Aliza Avital, director, represented the seller, a locally-based Italian family, while Eastern's Inbal Himelblau procured the buyer. "Arguably situated in the very best part of the Village, only one short block north of Washington Sq.Park, 10 Fifth Ave. is a property with tremendous upside," said Tran. "Nine of its 14 apartments are free market, including one that is vacant and ready to be renovated and one of its three retail units is vacant as well." "The principals of Benchmark, Jordan Vogel and Aaron Feldman, intend to gut renovate the entire building, including a lobby, common areas and a new elevator. They have plans to effect condo-quality renovations in all apartments and turn this into a premier luxury rental property in the coveted lower-Fifth Ave. section of the Village," said Himelblau. Mauro Viskovic, Esq. of Kranjac Manuali & Viskovic LLP acted for the seller, while Matt Kasindorf, Esq. of Meister, Seelig and Fein represented the buyer.
