S&Z named excl. agent for three properties

Sholom & Zuckerbrot Realty LLC has been named exclusive marketing agent for three properties, according to Sanford Zuckerbrot, chairman of the firm. S&Z's Larry Smith, executive vice president, and Josh Segal, managing director, are the exclusive agents. S&Z was named the exclusive sales agent for the Brooklyn property, located at 854 Shepherd Ave. in the Spring Creek section. Built in 1950, it consists of several one-story warehouse buildings totaling 47,000 s/f. Each stand-alone property has its own loading dock and/or drive-in capability. Several of the individual warehouses offer 30-foot ceiling heights. Owner and current tenant Metropolitan Paper Recycling says that the entire property is available for sale, although several divisions are also available for purchase. "These buildings, with M1-1 zoning, are in a solid industrial neighborhood, conveniently located near Pennsylvania Ave., Linden Blvd., the Belt Parkway and public transportation," said Smith. S&Z was also named the exclusive leasing agent for a 15,000 s/f one-story commercial building located at 3-36 Saint Nicholas Ave. in Ridgewood, Queens. "The property has excellent loading capability with one interior tailboard loading position and one drive-in door," said Segal. With C4-3 zoning, the building, available for long or short-term lease, can be utilized for light industrial, warehousing or automotive uses. The ownership entity would consider converting the building to retail for a high quality tenant. "This makes a lot of sense, as the building is located just one block south of Myrtle Ave. with heavy pedestrian traffic," Segal said. "The property is highly accessible by both bus and subway." S&Z was also retained as the exclusive sales agent for an 8,000 s/f one-story retail building situated on 1.8-acre of land in Medford, Long Island. The property, best suited for retail redevelopment, is located off exit 64 of the Long Island Expressway, at the intersection of Rte. 112 and Granny Rd. "In a predominantly residential area and with outstanding expressway accessibility, this is an extremely convenient and desirable location for a national retailer," said Segal. S&Z has a long-term relationship with the ownership entity, Mehran Realty. Mehran Realty is open to a ground lease, a built-to-suit or an outright sale of the land.
