Munter Enterprises to complete Edie's Crossing - the Capital District's first non-residential condo development
Edie's Crossing, the Capital District's first non-residential condo development, is under construction and the first 20,000 s/f building will be ready for occupancy in June. A total of 140,000 s/f has been approved and additional building of varying sizes will be built as demand dictates. As a "condo" prospective users will have three occupancy choices. They will be able to lease, purchase or lease with an option to purchase spaces from as small as 880 s/f to as large as 3,590 s/f with all sizes in between. There are ten individual units in the first building. Lease rates start at $14.50 per s/f and purchase prices start at $180 per s/f.

The first green building is being erected by Munter Enterprises of Middle Grove. Additional buildings can be finished and occupied in as little as six months.
David Leman of lemanrealty.com is representing the developer. "This project is just what the "small" user has ordered. It's virtually impossible to satisfy the small user and develop small space in this area. The process is long and expensive and it's almost impossible to find the combination of proper zoning and available land at a price affordable for the small user. This project answers that call," Leman said. "At Edie's Crossing, the small user can skip the development process and buy or lease new, energy efficient space and relocate in a matter of weeks. In addition, the availability of geo-thermal for the building should not be under estimated. The geothermal system will reduce heating and cooling costs to around $.30 per s/f per year. To heat and cool a 1,000 s/f space it will cost around $25 per mo. That is a huge savings, in fact it's around a 70% savings."
Leman noted approximately $23 of the purchase price of a "condo" is the cost of the geo-thermal. It's a large commitment on the part of the developer. Most developers would not make an investment to save a user 70% on their cost of heating and cooling.
