Realterm acquires industrial outdoor storage facility in Rockland County

Congers, NY Realterm acquired 102 US-9W, an industrial outdoor storage (IOS) facility. The property includes a 28,450 s/f building on 4.3 acres.

“Our approach in the New York metro area is to own functional IOS sites that serve a deep customer base and maintain their value over time,” said Ed Brickley, managing director, senior fund manager at Realterm. “102 US-9W gives us a well-located asset in a high barrier to entry market, and we see it as a strategic addition to the portfolio.”

The facility features three drive-in bays, one drive-through bay and two points of ingress and egress. Located along Rte. 9W, the property is 10 minutes from I-287 and under 30 minutes from the George Washington Bridge, providing connections to Westchester County, Northern New Jersey, the Bronx and Manhattan.

Rockland County attracts investor and user demand through its proximity to affluent, densely populated markets, including Bergen and Westchester counties and New York City’s outer boroughs. Limited industrial availability and significant barriers to new construction further support the submarket’s appeal.

“The layout of this IOS property gives operators room to move and store product efficiently, and the Rte. 9W location lets them easily serve Rockland County while reaching customers across the broader NYC metropolitan region,” said Nick Dupuis, vice president, investments, east region, Realterm.
