Melville transitional flex space offered by T. Weiss

T. Weiss Realty has introduced a new concept in office leasing, called transitional flex space, at its Totus Business Center office complex. T. Weiss is introducing the new concept at the Totus suite at the Melville Corporate Center I, 105 Maxess Rd., to take advantage of the economy that has caused some businesses to delay making long-term commitments to expand, contract or relocate. The concept is designed to fill the niche between a traditional leased office and a shared business center where numerous businesses share a receptionist, conference room and mail room. "There have been numerous inquiries into this hybrid space and as a developer of many types of real estate, we saw a need and have tried to fill it," T. Weiss president Ted Weiss said. "We are very excited about this new product and we expect to introduce additional flex suite in the future." T. Weiss is offering a 4,400 s/f suite of newly built out, pre-wired, furnished offices with a one-year lease. Traditional office space typically is leased for periods of 5 to 10 years. The suite at the Melville Corporate Center I includes a separate reception area, server/supply room and 12 individual offices. There is also space for five modular workstations. Each office is furnished with executive desks, leather swivel chairs and credenzas. The space, which can accommodate up to 30 people, is pre-wired for telephone and Internet services.
