Lee & Associates NYC arranges 50,000 s/f lease for Synthesia’s new U.S. headquarters at GFP’s 675 Avenue of the Americas

Manhattan, NY Lee & Associates NYC said that Synthesia, the AI video platform for business, has signed a 50,000 s/f lease at GFP Real Estate’s 675 Avenue of the Americas for its new U.S. headquarters. The company has relocated from 245 Fifth Ave., where it previously occupied 13,000 s/f.

Dennis Someck and Justin Myers of Lee & Associates NYC represented Synthesia in the transaction. Jeffrey Gural and Alphie Toro of GFP Real Estate, along with Anthony Sciacca and Scott Gutnick of Newmark, represented the landlord, GFP Real Estate.

The lease represents a nearly fourfold expansion of Synthesia’s New York City footprint and is part of a broader U.S. growth strategy. The company has more than 250 employees in the U.S., including 140 in New York, and plans to add more U.S. roles by the end of 2026.

Synthesia’s new offices will be designed to enhance both the employee and customer experience, with meeting and collaboration areas, flexible event space and a studio where customers can create custom avatars, conduct proof-of-concept work and collaborate on video programs. The building also features a shared roof deck amenity.

Originally built in 1901 as the Adams Dry Goods department store, 675 Avenue of the Americas spans a full city block between West 21st and West 22nd Sts. The property offers 50,000 s/f floor plates, 13-ft. exposed ceilings, oversized operable windows, a 24/7 attended lobby, tenant rooftop amenity space and fully modernized elevator, mechanical and HVAC systems. Located in Chelsea near the Flatiron District, the building sits five blocks north of Union Square Park and one avenue west of Madison Square Park, with access to Midtown South and New York City’s broader technology ecosystem.
