Kaufman Organization secures six leases at 450 Seventh Avenue

NEW YORK, NY The Kaufman Organization, which specializes in leasing and managing premier office space in New York City, brokered six leases at The Nelson Tower, located at 450 Seventh Ave. "The Nelson Tower provides tenants with high-quality office space in a great central location," said Barbara Raskob of the Kaufman Organization. "This property continues to see an increase in leasing velocity and low vacancy rates because it appeals to all types of businesses. We offer a pre-built program that is perfect for businesses looking to move quickly but can also accommodate larger and customizable spaces for tenants looking to design their own office." Although the terms of the leases were undisclosed, the asking rents were in the high $40's-50's range per s/f for each transaction. The Kaufman Organization signed the following leases: * The Support Group, a database design, development and training company and leader in the FileMaker design industry, signed a five-year, 2,033 s/f renewal lease. The Support Group boasts a range of national clients including Pfizer, Standard and Poor's, L.L. Bean and MIT. Raskob represented the landlord and the tenant in the transaction. * Blueprint Research, a consulting firm that specializes in the healthcare industry, signed a five-year, 2,007 s/f lease. The company has over 25 years of experience providing solutions, customer insights and business focused recommendations to clients to help build their brands. Raskob represented the landlord. Greg Bonura of Winslow and Company represented the tenant. * Gomez Accounting LLC, a full service accounting firm, signed a seven-year, 1,537 s/f lease. The space will feature two offices with a kitchenette. Raskob and Yvonne Chang represented the landlord, while Ruth Colp-Haber and David Alperstein of Wharton Property Advisors represented the tenant. * Ingram Content Group Inc. is the largest distributor of physical and digital content in the world. The company provides 38,000 retailers, schools and distribution partners with access to books, music and media content. Ingram Content Group signed a two-year, 1,600 s/f renewal lease. Raskob represented the landlord and the tenant in the transaction. * Penn Station Chiropractic & Alternative Care, a leader in the New York City chiropractic community, signed a five-year renewal lease. The practice specializes in chiropractic spinal manipulation, physical therapy, pain management, nutrition and sports medicine. Raskob represented the landlord and the tenant in the transaction. * The Law Office of Ferdinand G. Suba is a full-service law firm that assists clients with business, real estate, matrimonial and immigration matters. The firm signed a five-year renewal lease. Ms. Raskob represented the landlord the transaction. 450 Seventh Ave., located in the heart of the Garment District, features 24-hour, 7 day-a-week on-site security and management. Tenants include Citibank Real Estate, the Metropolitan Transportation Authority, Coal Fire, Reliant Security, and Stuart Dean Inc. 450 Seventh Ave. is steps away from Herald Square and Penn Station.
