Goldfarb and Lindenfeld of Lee & Associates NYC lease 4,211 s/f to Carter's
The Harlem retail leasing team of Henry Goldfarb and Stanley Lindenfeld, each a senior executive at Lee & Associates NYC LLC, has arranged a long-term lease for the borough's first Carter's store at 215 West 125th St., located between Frederick Douglass Blvd. and Adam Clayton Powell Blvd. The 4,211 s/f store will be at the base of the 171,000 s/f office building and features over 40 ft. of frontage. Goldfarb and Lindenfeld represented the landlord, Cogswell Realty LLC. The tenant's broker was Marc Durst of Sholom & Zuckerbrot.
Ross Jacobs, a principal of Cogswell Realty, said, "When Cogswell entered the Harlem market over 15 years ago with the acquisition of Harlem's two largest privately held office buildings at 55 West 125th St. and 215 West 125th St., we envisioned the continuing evolution of both the office and retail marketplace. We are grateful to Stanley, Henry and the Lee & Associates NYC team for their assistance in helping us with this important lease for the Harlem market."
"Carter's has been a leading brand since we were kids, with nearly 600 stores nationwide, including Brooklyn and Queens," said Goldfarb. "But its presence in Harlem makes a critically important statement because it reflects the revitalization of this well-established family-focused neighborhood."
Among the retail giant's neighbors on the block are Starbucks, Aerosoles, MAC, Payless, Children's Place, American Apparel, Ashley Stewart, Lane Bryant and Champs. In addition, the much anticipated Whole Foods is soon opening up the street on the same block as H&M, Marshall's, Dunkin Donuts and Sleepy's.
Lindenfeld said, "We have been working in Harlem for more than a decade and have witnessed an exciting transition in the retail landscape along 125th St. Two doors down at 215 West 125th St., we are marketing a 1,700 s/f store that is already attracting family fashion and service tenants."
Asking rent was $130 per s/f and the store is expected to open in July.
Brooklyn, NY Marcus & Millichap brokered the sale of 733 Dekalb Ave., a fully free-market multifamily and retail property in the Bed-Stuy neighborhood. The asset sold for $2.8 million.
