Efrati of Entrepreneur Properties reps Mann Realty in $41.5 million sale; Buyer: Thor Equities in partnership with Green Oak Real Estate

Maurice Mann's Mann Realty has sold 150 West 82nd St. in the Upper West Side for $41.5 million. The building is a 10-story , 49,000 s/f elevator building with 59 apartments. The buyer's paid 26 times GRM or $847 per s/f. With 60% of the units currently de-regulated the building is an ideal candidate for a condo conversion. The Upper West Side offers a limited supply of condominium apartments. The price of existing re-sales in the neighborhood ranges between $1,500-$1,700 per s/f. It seems as though the new owners will do very well with this building moving forward. Entrepreneur Properties CEO Ami Efrati exclusively handled this assignment on behalf of Mann Realty. "The opportunity to purchase such a meticulous building is few and far between. Mann Realty did a great job maintaining and adding value during their tenure as owners. Maurice Mann and his colleagues are experts in their field with a long and continuous history of successful projects behind them," said Efrati. The buyer was Thor Equities in partnership with Green Oak Real Estate. Aaron Jungreis and Jake Blatter of Rosewood Realty represented the buyers in the deal.
