AmTrust Realty and Cushman & Wakefield begin capital improvement program at One Park Place

Manhattan, NY Cushman & Wakefield and AmTrust Realty, a privately held real estate company with over 12 million s/f of commercial property holdings, commenced the rebranding and repositioning of One Park Place, a 200,000 s/f office property in the Tribeca neighborhood. Physically located within the 250 Broadway office tower, One Park Place will provide commercial tenants with the unique opportunity to lease a premier, building-within-a-building office space, with a private entrance and amenities.

“The pandemic forced millions of office workers to engage with their coworkers and clients through boxes on a Zoom screen. With people finally coming back to the office, there is significant demand for dynamic workspaces that maximize the value of working in person by fostering collaboration and creativity,” said AmTrust Realty president Jonathan Bennett. “We’re excited to implement these improvements over the course of the coming months, creating One Park Place as one of the most inviting commercial properties in Downtown Manhattan.”

Capital improvements will include expanded and refreshed conferencing and collaborative areas; new food and beverage options; a thoughtfully designed new entrance and lobby; and updates to the elevator infrastructure.

The Cushman & Wakefield brokerage and strategic consulting team of Charles Borrok, Jonathan Fales, Jonathan Fein, Jenna Catalon, Jason Kroeger, Jared Thal and Michelle Mean will be marketing leasing opportunities on behalf of the landlord, as well as providing advisory services for the building’s repositioning.

“AmTrust Realty will be investing a significant amount of capital into One Park Place to deliver a best-in-class tenant experience, including an amenity package that will provide a boutique office feel,” said Borrok. “This conveniently located, premier asset is available to lease for the first time in 40 years.”

The property is directly across the street from City Hall Park and within walking distance of an array of restaurant, retail and entertainment options. It is also near the Fulton St. and the World Trade Center/Path transit hubs, allowing access to the surrounding neighborhoods.
