South Setauket, NY Heatherwood Luxury Apartments (Heatherwood) celebrated the grand opening of its latest New York metropolitan area development, Heritage Spy Ring Golf Club. Members of the community and golf personalities joined Heatherwood’s management team to mark the unveiling of a property and golf course that combines living with a variety of amenities.

With Heritage Spy Ring Golf Club, Heatherwood combines its reputation for outstanding apartment development with its expertise owning and operating golf courses. Spy Ring Golf Club joins Pine Hills Country Club, a public course in Manorville, as part of Heatherwood’s golf assets.

Heatherwood’s chief executive officer, Douglas Partrick, said: “We are not celebrating just another nice, new Long Island multifamily development. Spy Ring stands out from its competition in so many ways. The community’s outstanding amenities, its ideal location, and its focus on a healthy and active resident lifestyle put it in a class by itself. But the inclusion of a beautifully designed golf course, the first public course successfully built on Long Island in nearly two decades, makes it a truly unique development and demonstrates Heatherwood’s ability to identify current business trends and ride the crest of a nascent golf industry comeback.”

“We believe that we are ahead of most of the golf industry in recognizing the slow, but steady, uptick in golf popularity over the last several years,” said Jimmi Conway, Heatherwood’s vice president of golf operations. “The growing population of golfers on the Island will surely welcome a new, public, nine-hole, Tyler Rae-designed course that has been praised by nationally renowned golf course experts like Anthony Pappi, author of the book, The Finest Nines. But we’re not stopping there.”

We are also undertaking an extensive renovation of Pine Hills, our 18-hole PGA public course in Manorville, which includes, among other improvements, major pond and bunker restorations.”

Located in South Setauket, the 55+ community is one of the very few active lifestyle apartment communities with a new golf course in the Northeast. It offers a golf experience, recreational areas and parks nearby, amenities, and apartment home options.

The Spy Ring community is comprised of 200 one, two, and three bedroom apartment homes with golf course views and a variety of floorplans. Apart from the Spy Ring Golf Course designed by golf course architect, Tyler Rae, the community has all the latest amenities, including a great lawn area, outdoor pool with sun shelf, fitness center and private fitness studio, physical therapy rooms, club room, private dining room, conference/event room, game room, tennis court, pickle ball court, and nature trails.

The apartment homes themselves are constructed with the quality materials and fitted with finishes: GE stainless steel appliances, Silestone countertops, over-sized windows, private terraces and balconies. Spy Ring is also near Port Jefferson.

Christopher Capece, Heatherwood’s president, said, “Projects of this scale are complex and particularly difficult to execute on Long Island. Our partnership with the town of Brookhaven resulted in the construction of a “best-in-class” multifamily community and a new public golf course built with private Heatherwood investment. This is a “win-win” for all local stakeholders and a good illustration of the mutual benefits of a successful public-private partnership. We are very proud of our track record of listening to the community and incorporating its views into our development plans. Building Spy Ring as a public course is another example of Heatherwood’s long-standing commitment to community.”

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
