195 Johnson Ave. is a mixed-use building containing six apartments and one store. The $2.85 million sales price equates to $570 per s/f and was delivered primarily vacant.

307 East 162nd St. is a vacant three-family home ready for reposition in an up and coming section of the Bronx. The property traded for $660,000 or $199 per s/f.

Hakimian said “Both properties were hot commodities and in high demand due to the immediate upside potential, being delivered vacant.  My ability to procure buyers who were willing to come in with an aggressive offer and terms is really what drove out any other competition and made both of deals happen.”
